Put the fee next to what it protects.
An earnest money deposit about to go non-refundable. Months of carry on a rezoning that was never going to clear. A site plan redrawn around conditions you could have read in last year's minutes.
If the record says walk, you want to hear it in week one, not month nine.
Every report checks that we hold enough of the record to answer your question before checkout. If the record is too thin, the page tells you so and you do not pay.
When you do not need this, and when you need more
If your use is permitted by right and the site plan is administrative, the board's politics will not decide your deal, and you do not need a report.
If the record comes back mixed, or you need a full diligence read with the zoning code, a recommendation you can take to your investment committee, or someone at the podium, that is YES, our consulting practice.
And if the question is not whether your own project clears but which projects are coming, that is a different list. The Development Application Tracker lists the new development applications published in the counties you choose.
Questions about the reports
What does a Council Member Profile include?
A record-based profile of one elected official in one municipality: the land use topics they speak to, how they lean by topic, their activity on decided items, and notable statements. Every claim is cited to a meeting and a date. It costs $79.
How is a Project Political History report different from the approval conditions?
The approval conditions say what a project was allowed to do. A Project Political History report explains how it got approved: the deliberation, the community concerns, and the expectations staff and the board raised on the record but never wrote into a condition. It costs $100.
What happens if KnowToYes does not cover my town?
Every report checks coverage for your question before checkout, so if the record is too thin to answer it, you find out before you pay. You can also ask us to add a municipality through the contact form.
Are KnowToYes reports legal or zoning advice?
No. KnowToYes reports reconstruct the public meeting record and cite it. They are not legal advice, a zoning opinion, or a prediction of any outcome. For a diligence read with the zoning code and a recommendation, work with YES.
